No disclosure is made to short sale bank that title has transferred and that borrowers no longer own the property. Short sale price presented to the bank is, say, $200000. Realtor/trust then gets property under contract with third party ... There's just not a lot to work with there, particularly in conservative Utah with conservative judges who believe in freedom of contract and the free market economy.
